The right Landlord Insurance will protect you in the event of a claim.  However, the rising cost of claims can force up the cost of landlord Insurance;  If you are targeted by a certain type of thief this cost can quickly become significant and could possibly result in a refusal to renew by your insurer.  The motto to the following real-life cases is - be vigilent when you are inbetween tenants and at all times when your property is unoccupied. 

We are all aware of the growing thefts of lead from church roofs public buildings and the like, due to the rising price of scrap metals. However, a worrying trend of thefts is now hitting private residential let property.

This is the rise in the theft of complete central heating systems. Yes that right, the whole heating system. The copper pipes boiler and radiators are being targeted by thieves. The thefts usually occur when the property has been recently vacated and is awaiting a fresh let. The letting agents board is no doubt on display and the arrival of a van will not unduly alert neighbours. The costs of such a loss, as can be imagined, are high, but the fact the most thieves do not drain systems or in some cases do not even turn off the water exacerbates the costs with the subsequent water damage.

If the property has been unoccupied for under 30 days most residential landlord insurance still provides full cover which is some comfort but of course if the property is empty in excess of 30 days most policies reduce to - fire, lightening, earthquake, Explosion, Aircraft and falling objects (FLEEA) only, and there is thus no cover for the theft and water damage.

Vigilance is the key, prevention being better than a cure. The property should be regularly inspected, neighbours should be altered to the fact that the property is empty and to keep an eye out for suspicious events.
